Do you allow pets?
Most of our homes welcome pets — typically up to two, with a $45/month per-pet fee and no breed restrictions beyond what the policy of the homeowner's insurance requires. Service and assistance animals are never charged.
How fast do you respond to maintenance?
Emergency requests (water, gas, no-heat, lockout) are answered within an hour, 24/7. Standard requests get a triage reply within four business hours and a scheduled visit within two business days.
What's the application fee?
$45 per adult applicant, non-refundable. It covers the credit, income, eviction, and criminal background reports. We never charge an application fee until you've toured the home.
How long does a typical lease run?
Twelve months is standard. We also list seasonal furnished homes (3, 6, and 9 months) and a small number of month-to-month rentals — those are tagged on the listing page.
Are utilities included?
Almost never on long-term rentals. Each listing names exactly which utilities the resident is responsible for and what the home is wired for (gas vs. electric, solar pass-through, etc.).
Can I tour without an agent?
Yes — most homes support self-touring after a one-time ID verification. We turn that around the same business day. If you'd rather meet a leasing manager, just request it on the listing.
